Tips to sell a home quickly and for top dollar

The decision to make an offer or keep looking is often made within seconds of entering a home. Subtleties such as the collection of pictures and artwork on your refrigerator, dated furnishings or showing your home vacant can make for a bad first impression and cost you thousands. Prospective buyers want to imagine themselves, not you, living in the home! "Homes are sold based on emotion," says John Carter, a partner with Dekora, a West Vancouver based company that works directly with homeowners and Realtors to spruce up homes for sale. Selling a home is much different from living in the house, it like dressing up for a special occasion or a job interview. Minor exterior and interior improvements can add value to your home and need not require a large renovation bill. Think back to what first attracted you to your home; now determine how best to highlight and improve your home's best features. Below are a few ideas to help you perk up your home's appearance.
  • Consult with your realtor to see what types of improvements make sense. Realtors are very experienced in home staging and can give you lots of inexpensive tips to prepare your home for sale.
  • Start with the outside; an inviting exterior ensures that potential buyers will inspect the interior.
  • Keep lawns and gardens well maintained.
  • Replace any loose tiles, shingling, cracked windows that are visible to the eye.
  • Wash windows, doors and gutters.

Inside:

You can do a lot to improve the inside of your home without spending a great deal of money. Two primary areas to keep in mind are the bathroom and the kitchen.

  • Ensure the kitchen and bathrooms are sparkling clean
  • Repair dripping faucets and shower heads.
  • Steam clean or replace dirty carpets if necessary.
  • Thoroughly clean every room in the house, removing all clutter.
  • Repaint dingy walls or kitchen cabinets with a neutral colour.
  • Replace worn or outdated counter tops and cracked light switch plates.
  • Clear all personal items off kitchen and bathroom counters.
  • Remove personal pictures from the home.
