Post Olympic Vancouver Real Estate Market Update

Its hard to believe its been almost three weeks since that unforgettable overtime winner to give Canada the gold in men's hockey. Everyone's wallets are a little thinner, liver's a little worn and voices returning to normal but the stories and spirit that these games brought to our city live on. No one could have ever predicted how absolutely amazing these games were and that us, Vancouverites could throw such a party! There were so many moments that will live with me forever, too many to put into words.
So, the big question is what's happening in the Vancouver real estate market now that the games are over?
The prediction that most people were talking about for the past two years was a drop in prices after the games because of the over supply. Since (hang-over) Monday March 29th, Vancouver real estate agents have seen a continued supply of homes coming up for sale however, the surprise has been the equal amount of demand for these homes.
We are currently in a seller’s market with all the good product selling in multiple offers, above the list price!
There are 5 main reasons for this:
1. Interest rates are still at an all time low and it is well known they will be increasing in mid summer so people are wanting to buy and lock in before they increase.
2. Increased inventory on the market for buyers to choose from.
3. New mortgage rules are taking force April 19th with stricter guidelines.
4. HST coming into effect July 1st.
5. Confidence is high in the Vancouver real estate market.
I anticipate this spring to be one of the busiest for for Kitsilano real estate and Vancouver real estate in our real estate boards history.
In particular there will be a big demand on condos for sale in kitsilano, Kitsilano homes and townhomes.

New Mortgage Insurance rules

Federal Finance Minister Jim Flaherty announced changes to mortgage insurance rules intended to come into force on April 19, 2010, as follows:
1. All borrowers must meet the standards for a five-year fixed rate mortgage even if they choose a mortgage with a lower interest rate and shorter term.
2. The maximum amount one can withdraw in refinancing their mortgage will be reduced to 90% from the current 95% of the value of one's home. Very rarely will a 95% refinance situation come into play.
3. Non-owner occupied properties will require a minimum down payment of 20%. To avoid additional costs, i.e. premiums, most clients have 25% for down payment on income properties. If a client only has 20% for down payment, the premium that CMHC charges is 2.5%. All income property qualifications are based on 25 year amortization. This has not changed.
4. There were not any changes to down payment requirements or amortization for owner occupied properties.
