I trust everyone is enjoying the summer so far. We've had so much going on in the city with Cirque Du Soleil, Folk Fest and various other concerts, fireworks, volleyball tournaments, picknicks, bocci and my new favourite summer hobby, early morning or sunset paddle boarding at Jericho sailing club.  &lt;br&gt;

As for as the &lt;a href="http://www.peterraab.ca/vancouver_real_estate.cfm"&gt;Vancouver real estate&lt;/a&gt; market goes, its been a relatively quite summer with July recording one of its slowest months in terms of sales in many years. The excess inventory that's been steadily coming on the market in the spring as eased demand and turned our real estate market in favour of the buyer.  Currently we're seeing only a few listings a day selling in multiple offers and most are selling for approximately 4-5% below the list price.  Prices have dropped slightly however we don't expect overall prices to drop much more this year. We are still seeing some price adjustments with homes that were initially priced too high.  
&lt;br&gt;
Don't expect this to continue through the rest of the summer as the amount of inventory that was hitting market in spring has greatly declined in the past few months.  In the past two weeks we've seen a little surge in buying so expect August to be back on track in terms of 'normal' activity.  I don't expect us to be close to the record setting sales from August last year, maybe 15% off that mark.

&lt;a href="http://www.peterraab.ca/buying.cfm"&gt;Buyers&lt;/a&gt; thinking they can wait will miss the boat.  &lt;a href="http://www.peterraab.ca/selling.cfm"&gt;Sellers&lt;/a&gt; your patience will be rewarded as long as you price your home sharply.

&lt;b&gt;Here is the bottom line with the info you need to know: &lt;p&gt;

&lt;li&gt;20% down payment is now required for all investment or rental property purchases.  &lt;br&gt;
&lt;li&gt;Those purchasing a home can still buy with only 5% down. &lt;br&gt;   
&lt;li&gt;Those who choose a variable rate or fixed term of less than 5 years will have to qualify at a higher benchmark rate (currently 5.85%) and may not qualify for as much. Therefore, they may be forced into a 5 year fixed rate in order to qualify for the maximum amount.&lt;br&gt;
&lt;li&gt;Home Owners can now refinance 90%, instead of 95% of debt consolidation, divorce, equity take out or investment purposes. &lt;br&gt;
&lt;li&gt;Rental income will be treated less favourably, with the banks only considering 50% of any rental income, versus the previous 80%.  &lt;br&gt;
&lt;li&gt;Self Employed clients who wish to use the “stated income” program will now have to put a minimum of 10% down instead of 5%. &lt;/ul&gt;&lt;p&gt;

Everyone's wallets are a little thinner, liver's a little worn and voices returning to normal but the stories and spirit that these games brought to our city live on.  No one could have ever predicted how absolutely amazing these games were and that us, Vancouverites could throw such a party!  There were so many moments that will live with me forever, too many to put into words.&lt;p&gt;

So, the big question is what's happening in the Vancouver real estate market now that the games are over?  &lt;p&gt;

The prediction that most people were talking about for the past two years was a drop in prices after the games because of the over supply.  Since (hang-over) Monday March 29th, &lt;a href="http://www.peterraab.ca/real_estate/BC/vancouver/default.asp?kw=Kitsilano%20Real%20Estate%20Agents"&gt;Vancouver real estate agents&lt;/a&gt; have seen a continued supply of homes coming up for sale however, the surprise has been the equal amount of demand for these homes.
We are currently in a seller’s market with all the good product selling in multiple offers, above the list price!&lt;p&gt;


&lt;span style="font-weight:bold;"&gt;There are 5 main reasons for this:
&lt;/span&gt;&lt;p&gt;
1.  Interest rates are still at an all time low and it is well known they will be increasing in mid summer so people are wanting     to buy and lock in before they increase.&lt;br&gt;
2.  Increased inventory on the market for buyers to choose from.&lt;br&gt;
3.  New mortgage rules are taking force April 19th with stricter guidelines.&lt;br&gt;
4.  HST coming into effect July 1st.&lt;br&gt;
5.  &lt;span style="font-weight:bold;"&gt;Confidence is high in the Vancouver real estate market&lt;/span&gt;.    &lt;p&gt;
I anticipate this spring to be one of the busiest for for &lt;a href="http://www.peterraab.ca/real_estate/BC/vancouver/default.asp?kw=Kitsilano%20Real%20Estate"&gt;Kitsilano real estate&lt;/a&gt; and Vancouver real estate in our real estate boards history.  &lt;br&gt;
